Terms of Service

These Terms govern your use of The Blox property, located in Meru, Kenya, and the booking and lease services provided by Buni Blox Africa. By booking a short stay or signing a lease, you agree to these Terms.

Bookings & cancellations

• Short-stay bookings are confirmed once payment of the first night and cleaning fee is received via M-Pesa.
• Cancellations made 48 hours or more before check-in receive a full refund of nightly fees, less M-Pesa charges.
• Cancellations within 48 hours of check-in are non-refundable.
• Maximum occupancy per unit is capped at 10 guests, regardless of unit size.

House rules

• Check-in from 14:00; check-out by 11:00.
• Quiet hours are observed between 22:00 and 06:00.
• No smoking inside any unit. Designated smoking areas are provided outdoors.
• Events and parties on the premises require written approval from management.

Long-term tenancy

Leases run from 6 to 24 months. A security deposit equal to one month's rent is held for the duration of the tenancy and refunded within 14 days of move-out, less any documented deductions.

Liability

The Blox is not liable for the loss of, or damage to, personal property within units. Residents and guests are encouraged to maintain personal contents insurance. The Blox maintains comprehensive building insurance.

Governing law

These Terms are governed by the laws of Kenya. Disputes are resolved in the courts of Meru.
